Selling
Priced on evidence. Prepared on purpose. Marketed to actual buyers.
Your home has one shot at a first impression. Most of the value in a listing agent is created in the two weeks before it goes live.
What Alex does
The work that moves the number
- A valuation built from comparable sales and current neighborhood activity, not an automated estimate.
- A preparation punch list ranked by return, including what to leave alone.
- Professional photography and a listing written for buyers rather than for other agents.
- A marketing plan you see and approve before it runs.
- Offer review that weighs terms and financing strength, not just headline price.
- Escrow management through appraisal, loan conditions and closing.
No guarantees are made about sale price or time on market. Results depend on the property, its condition, pricing and market conditions at the time.
Ask Alex what your home is worth
Alex prepares valuations himself, using comparable sales and what he is seeing in your specific neighborhood. No automated estimate, no obligation.
Before you list
Two things worth reading first
Common questions
How is the commission structured?
Commissions are negotiable and are set out in writing in the listing agreement before your home goes on the market. Alex will explain how compensation works, including how buyer-side compensation is handled, so there are no surprises at closing.
How long will it take to sell?
That depends on price, condition, location and what else is competing with you at the time. Rather than quote you an average, Alex will show you what comparable homes in your neighborhood have actually been doing recently and what that suggests for yours.
Should I make repairs before listing?
Some repairs return more than they cost and some do not. Alex walks the property with you and gives you a prioritized list, including the items he thinks you should skip.
What if I need to buy another home at the same time?
This is common and it is solvable, but the sequencing matters and it needs to be planned before you list rather than after you are in escrow. Bring it up in the first conversation.
Find out where you actually stand
A valuation costs nothing and commits you to nothing. Plenty of people request one a year before they sell, which is exactly the right time to ask.
