Valuation and strategy
Comparable sales, current competition, and a recommended range. Your timing and your next move shape the strategy as much as the number does.
Listing agreement
Terms, duration and compensation, all in writing and all negotiable, before anything else happens.
Preparation
The punch list, executed in the right order. This is usually one to three weeks and it is the highest-leverage stretch of the whole process.
Photography and launch
Professional photography, listing copy, MLS entry and syndication. Launch timing is deliberate rather than whenever the paperwork happens to finish.
Showings and feedback
Activity in the first two weeks tells you whether the price is right. Alex reports what he is hearing, including when it is unwelcome.
Offers
Price, financing strength, contingencies, timeline and deposit all get weighed. The highest number is not reliably the best offer, and a shaky loan is the most common way a strong-looking offer falls apart.
Escrow
Buyer inspections, disclosures, appraisal and loan approval. Requests for repairs or credits are common and get negotiated here.
Closing
Signing, funding, recording, proceeds. Alex confirms the buyer's loan is genuinely clear before you commit to a moving date.
