Buying
Somebody in your corner who has read the other side's file.
Alex has spent 28+ years underwriting and originating the loans that make purchases close. Representing buyers is the same job from the other chair: knowing what will hold up, and what will fall apart in week three.
What you get
The unglamorous parts, done properly
- A search built from what you actually want, not a portal blasting you every listing in a zip code.
- A straight read on each property, including the ones Alex thinks you should walk away from.
- Offer strategy shaped by how the listing agent is behaving, not by a formula.
- Contingency and timeline management, so nothing quietly expires.
- Someone who can see the loan file and the contract at the same time.

Your tax returns understate what you earn. There are documentation paths built for exactly that, and they are not exotic.

Alex has originated residential mortgages for 28+ years alongside his real estate practice. If it is useful to you, the loan side can be handled by the same person who negotiates your contract. If you would rather use your own lender, that is completely fine.
Common questions
How much do I need for a down payment?
It depends entirely on the loan program and the property. Some programs allow a small fraction of the purchase price and others require considerably more. The useful answer comes from looking at your actual numbers, which takes one conversation.
Does the buyer pay Alex?
Compensation is negotiable and is addressed in a written buyer representation agreement before Alex begins working for you. He will walk you through exactly how it works and what, if anything, you would owe in each scenario, before you sign anything.
Should I get pre-approved before I start looking?
Yes, and earlier than most people do. Touring homes without knowing your real number either wastes months or sets you up to fall in love with something you cannot carry. A pre-approval also makes your offer credible when there is competition.
Can Alex show me any home, or only his own listings?
Any home on the market, regardless of which brokerage has the listing.
