Every step, and who is responsible for it.

Most of the anxiety in a purchase comes from not knowing what happens next. This is what happens next.

  1. Consultation

    Goals, timing, constraints, and an honest read on whether the market will give you what you are describing. Representation terms are discussed and put in writing before Alex starts working for you.

  2. Financing position

    Pre-approval, or confirmation of funds if you are paying cash. Everything downstream depends on this being solid.

  3. Search

    A filtered, maintained search plus the listings that have not hit the portals yet. Touring in batches, with notes, so the homes do not blur together.

  4. Offer

    Comparable sales, days on market, seller motivation and competing activity shape the terms. You approve every number before anything is submitted.

  5. Escrow opens

    Deposit is delivered, escrow and title are opened, and the contingency clock starts. Alex sends you the dates that matter in writing.

  6. Inspections and disclosures

    General inspection plus any specialists the property calls for. Disclosure package review. This is where you find out what you are really buying, and where renegotiation happens if it needs to.

  7. Appraisal and loan approval

    The lender orders the appraisal and works through conditions. Low appraisals and last-minute conditions are the two most common late-stage problems, and both are manageable when someone sees them coming.

  8. Final walkthrough and closing

    Verify condition, sign, fund, record. Keys follow recording, not signing.
