Alex has spent 28+ years in residential mortgage lending, which means he has watched several thousand transactions from the side where they usually break. Appraisals that miss. Conditions that surface late. Buyers who were told they were approved by someone who never looked at a document.

Representing buyers and sellers is the same work from a different chair. When Alex reads an offer, he is reading the loan behind it. When he prices a listing, he knows what an appraiser is going to do with those comparable sales. That is not a marketing angle, it is just what happens when someone has done both jobs for a long time.
