Why the online estimates disagree with each other
Automated valuations work from public records and broad patterns. They cannot see that you remodeled the kitchen, that your lot backs onto a busy road, that the comparable sale down the street was a probate sale, or that the two homes on your block that just closed were both in original condition.
Those factors are the difference between an estimate and a price. On a home in this market, that gap is not small.
